Founded in 2018, Asuntopehtoori has grown over the years from a rental brokerage focused, garage based one-man’s company to a company with versatile service coverage and more than 50 employees, known for its service quality and customer service. We are here to provide added value to our customers. This is how the rental process proceeds

If you already found a rental that interests you among the rental apartments at our brokerage, fill out the rental application as thoroughly as possible and you will improve your chances of getting the rental apartment you want. The more detailed you are about yourself, the easier it is for us to recommend you to the landlord.

Ultimately, the decision about the tenant is always made by the landlord. In general, all landlords appreciate e.g. clean credit information, a job (or other permanent source of income), a reliable personality and readiness to receive the apartment as soon as it becomes vacant from the previous resident.

We recommend you to be forthcoming about your credit history. Credit information is always checked when the rental agreement is drawn up. The possibility of renting an apartment has a lot to do with the reason behind the non-payment record (unpaid rent/rent arrears or some other reason).

The completed application does not yet bind you to anything. We will review all applications as soon as possible. On apartments that we receive a lot of applications for, it can take several days. Based on the applications, our agent will contact the prospective tenants who will be invited to a viewing. If desired, it is also possible to rent the apartment without viewing it first. The rental agreement is signed electronically.

Change the deposit to our Deposit-free service!

The purpose of our Deposit-free service is to offer you the opportunity to rent an apartment without a guarantee to be paid to the landlord. We guarantee the deposit to the landlord against the monthly payment you pay us.

This is a service, not an insurance. In other words, as usual, you are responsible for the obligations of the tenancy, such as paying the rent and keeping the apartment in good condition, as well as thorough move-out cleaning. The service can be terminated at any time by paying the agreed deposit or the service ends one month after the end of the tenancy. The tenant must notify Asuntopehtoori, when the Deposit-free service ends at the end of the lease or when the security deposit is paid. The price of the service is a fixed 20 €/month (up to 2000 € deposit). The service opening fee of 39 € is paid once before moving in.

Things to remember when moving in

  1. Take out extensive home insurance with liability insurance for your new apartment. Remember also to sign an electricity contract for your new home.
  2. Submit a moving notice well in advance of the move so that your information remains up-to-date and forward your mail to the new address.
  3. When collecting the keys to your new rental, you must bring proof of payment of the rental deposit and a home insurance certificate.
  4. Please remember also to make a separate notification of moving to the housing cooperatives so that you can enter the housing records. You can find the contact information on the notice board of the apartment building.
  5. Fill out the initial inspection form electronically as soon as you move in. You can find the link to the form in the email sent to you by the broker and in the rental agreement.

Things to remember when moving out

  1. When you want to move out, give notice of termination of your current rental apartment well in advance according to the terms of the lease.
  2. Remember to forward your mail to the new address.
  3. When you know the moving out date, sign an electricity contract for your new home and cancel your old contract. Remember to transfer your home insurance to the new address.
  4. Move-out cleaning is the responsibility of the tenant. So please clean the apartment carefully before you leave. Read the instructions here. (Page 2 for English)
  5. Inform the landlord your account number in order to return the deposit. Getting the deposit back requires careful move-out cleaning. Rents and all usage fees must also be paid before the deposit is returned.
  6. The keys are returned to our office by the end of the lease. You can find the contact information of our offices at the bottom of this page. If there is no office in the location of your apartment, ask us for instructions on returning the keys.
